Rental listing preparation worksheet
Turn verified property facts into a rental listing description template you can review and edit. Start with rooms, measured area and amenities, then record the costs, availability and viewing arrangements you can confirm.
Free, no login. Your entries stay in memory in this tab. Nothing is saved, uploaded or posted. Reloading clears your work.
Every field is optional. Leave unknown facts blank. A blank cost never means zero or included; a blank date never means available now. Use the blank checklist on paper or complete the worksheet below.

Edit before copying. Changes here do not change the facts form. Review all unresolved lines and remove preparation notes before using a listing elsewhere.
Copying and printing move your entries outside this tab. Keep those copies private.
Blank rental-listing checklist
Check each fact against your own records. Write only what you can verify; leave the rest blank.
- Property typeFor example, flat or house. Describe the property, not a preferred tenant.
- General locationUse an area or town. No full address or personal contact details are needed.
- Rooms and layoutRecord the rooms you verified, such as two bedrooms and a separate kitchen.
- Measured floor area and unitInclude m² or ft² and how it was measured. Leave estimates out.
- Amenities and conditionList what is present and working. Mention relevant limitations or repairs.
- Rent, currency and billing periodFor example, 1,200 EUR per month. Do not assume a currency or a payment period.
- Additional chargesState each amount, currency, frequency and what it covers. Write “none” only if verified.
- Utilities and included costsDistinguish included bills from separately paid costs. Leave unknown amounts blank.
- Upfront payments and depositRecord verified amounts, currency, purpose and any confirmed refund terms.
- Available fromUse a confirmed date. A blank date remains unresolved.
- Factual viewing logisticsFor example, confirmed viewing windows and step-free access details. Avoid personal contact data.
Before using your draft: confirm outstanding costs and availability, check the photos match the home, and review the wording for accuracy and equal access.
Rental listing preparation draft
Write about the property, using facts you can check
Use room names and measured dimensions, describe the equipment actually provided, and mention known limitations. “Entrance has three steps” is more useful than an unsupported accessibility claim. Record the currency and payment period beside each amount, and separate rent, recurring charges, utilities and upfront payments.
Avoid preferred-tenant descriptions or protected-characteristic targeting. Do not add occupancy restrictions, guessed journey times, neighborhood scores or unverified safety and energy certifications. This worksheet does not supply legal screening advice or verify compliance with local advertising rules.
Worked example (synthetic)
This fictional example shows factual wording, including a repair and entrance steps. Additional charges, utilities, upfront payments and availability are deliberately blank because they are unknown. It is not a real offer, a suggested rent or a statement of local policy.

From worksheet to a description you can use
Build the draft, compare it with your measurements and records, then edit the plain text. If a fact is still unknown, keep it unresolved until you can confirm it. Remove preparation headings and blank prompts only after checking the remaining description is complete and accurate.
The blank checklist always prints without your entries. Print draft uses the text currently shown, including your edits. Nothing is sent to a listing provider, and this page has no publishing connection. It does not generate claims or fill gaps for you.
